Valuation Estimates:
A property's valuation, or Estimated Home Value, is generated by a specialized computer program called an AVM (automated valuation model), which assembles public property records and proprietary data. We use three sources to display their valuation of the property in question:
RPR - The range is based on the confidence score for the property's estimated value. For example, a property valued at $100,000 with a high confidence score might show a narrow range such as $90,000–$110,000, while the same property with a low confidence score would have a broader range such as $70,000–$130,000. Since AVM estimates are not exact, the real estate industry often considers the estimate range more than the single estimate.
Zillow - This is Zillow's estimated market value (Zestimate), computed using a proprietary formula. It is not an appraisal but a starting point in determining a home's value. The Zestimate is based on public and user-submitted data, factoring in special features, location, and market conditions. Total Buyers: Total number of buyers in the last 90 days who searched our brokerages on Buyside (saved searches, properties, inquiries, open house sign-ins, showing appointments, etc.).
Buyers in the <school district>: Buyers (client saved searches + showing requests) looking in the same school district as your address.
Buyers Matching This Property: Buyers (client saved searches + showing requests) whose preferences match this property (considering beds, property type, price range).
These numbers update weekly for all properties.
Buying Habits:
Number of Buyers by Price Range: Total buyers (client saved searches + showing requests) by price range in the company. Updated weekly.
Number of Showings by Price Range: Total showings by price range in the past 90 days. Data from TREND MLS and applies only to properties in the TREND MLS area. Updated monthly.
Number of Buyers by Bedroom: Total buyers (client saved searches + showing requests) by number of bedrooms in the company. Updated weekly.
Recent Sales Nearby:
What is it: Recently sold properties near the entered address, chosen for display based on proximity, similar living area, features, and other property characteristics. Sales may go back up to two years from the current date.
